Garage Door Replacement in Carrollton, TX Single Panels and Full Doors

Replacement is where a hailstorm, an adjuster and a panel profile that went out of production all meet in one driveway. It is also the one job where the size of the opening decides whether the city is involved.

Dented is a different finding from broken

After a hail afternoon the argument comes down to one question. Does the damage change how the door looks, or does it change what the door does? Marks in the steel skin are the least urgent item on the list. Look instead for sections that no longer meet the header evenly, an end stile pulling at fasteners, a bowed strut, a cracked hinge, distorted track or a sprung bottom bracket. Each is a loss of function, and belongs on its own photographed line rather than in a dent count. The trade's inspection sheet asks for a judgment on repair versus replacement, weighing sections, stiles, struts, hinges, rollers and fasteners.

What this state actually excludes, and what it does not

The cosmetic exclusion prescribed by the state insurance department is narrower than its reputation. Endorsement HO-145, titled Exclusion of Cosmetic Damage to Roof Coverings Caused by Hail, took effect on May 2, 1998, with TDP-022 doing the same job on dwelling forms. Read the title: roof coverings. It defines cosmetic loss as damage that alters appearance without letting water through or causing the covering to fail at its function. It attaches only to a policy receiving a premium credit for an impact-resistant roof covering, and it is void unless the insured signed it. No equivalent state-prescribed cosmetic exclusion exists for a garage door. A carrier declining dents on your door is using its own wording, and the declarations page and endorsement list are where to find it.

Why replacing one section is often off the table

Two things kill the single-section repair and only one of them is money. Production is the first: a profile, stamped pattern and paint code from fifteen years ago frequently no longer exists, and a door facing full southern exposure has drifted away from anything a factory can ship. The assembly is the second. The trade association sheet on component substitution states that manufacturers design or specify every component. It warns that replacing parts on doors rated to standards such as ANSI/DASMA 102 with non-identical parts may weaken the assembly and expose whoever substituted them to liability. Differences in material thickness or strength can be impossible to see, and the sheet names extra fasteners, unusual fastener locations, longer roller stems, stronger roller bearings and heavier track as the details that carry the door. A certifying agency can invalidate a certification over a substituted part. A section that looks right, in other words, is not the same finding as a section that is right.

Same size, or a different opening

The local rule is short and it saves real money. Replacing doors or windows with units of the same size does not require a permit, while changing the size of an opening does. Widening a single bay into a double is structural work, with a header, permit and inspections behind it. The city has run the 2024 family of international codes and the 2023 electrical code since September 1, 2025 under Ordinances 4265 and 4290, so framing work is inspected against the 2024 residential code, not the earlier cycle. Whoever does the job registers with the city through its online portal, free and renewable yearly. No state license covers this trade as such, and the Department of Public Safety says installing residential door operators needs no license from it unless the operator ties into an alarm system or logs entry and exit.

What the written estimate has to carry

An estimate worth signing names the skin gauge and layer count, the struts per section, the insulation value if the garage shares a wall with living space, and the track configuration and radius. It specifies new springs for the leaf being hung, because a heavier insulated door will not balance on coils wound for the one being hauled away. It lists bottom weatherseal, jamb repair where framing has been wet, disposal of the old sections, and a permit line if the opening is changing. Where it is not changing, the estimate should say so plainly, since that sentence documents why no permit was pulled. Lead time belongs there too, since a specific color and window layout is built to order.

Fifty-five days over 100 degrees

The National Weather Service count for DFW Airport lists 55 days at or above 100 degrees in 2023, 21 of them consecutive.

Why it matters: Heat that sustained ages opener boards, plastic sensor brackets and vinyl seals faster than the door hardware itself.

139 hours below freezing

DFW Airport held at or below freezing for 139 consecutive hours in February 2021 and bottomed at 2 degrees below zero on February 16.

Why it matters: Cold stiffens grease and freezes bottom gaskets to the slab, so doors stall short of the closing limit.

A 1970s housing decade

Carrollton grew 193 percent between 1970 and 1980 to 40,595 people, and almost three-quarters of its year-round housing units were built in that decade.

Why it matters: That stock still carries extension springs, T-handle locks and shallow headroom above the opening.
