Four separate seals, four separate failures

A door system carries a bottom astragal in a retainer, jamb weatherstrip on both sides, a header seal at the top, and in many cases a bead between sections. Each fails on its own schedule, so the first job is finding which one leaked, and the service list keeps that apart from a door that no longer seats squarely for mechanical reasons. Daylight along one jamb at noon and a dry floor after light rain point at very different repairs.

The concrete matters as much as the rubber

The trade association's sheet on floor-level water infiltration describes what the slab is supposed to do. One option is a slightly inclined lip sloped three to five degrees. The other is a rectangular notch below slab grade for the door to rest in, sized to take a two-inch track and a two-inch-thick section, with a half-inch minimum dimension. Where a Carrollton driveway was poured flat to the opening, no gasket will hold back sheet flow, and the honest answer is a threshold detail rather than a thicker seal.

Wind-driven rain arrives sideways

A companion sheet is explicit about the path. Rain accumulating in the section interfaces of a closed door wicks to the ends of the door, bypasses the perimeter seal and enters the space, and strong wind turns that into a continuous stream. It recommends sections overlapping the jambs one inch per side where the building allows, adjustable jamb brackets, and awnings or rain ledges on west-facing openings. That last point fits a city whose worst wind events blow in from the west and northwest.

Shrink-swell clay and a bottom edge that no longer fits

The mapped Houston Black clay under this area cracks between half an inch and four inches wide at a foot down. Those cracks stay open ninety to one hundred fifty cumulative days in a normal year. A slab that lifts on one side leaves a wedge of light under the closed door that a new gasket only partly hides. Measuring the gap at both ends and the center before ordering is what separates a seal that lasts from one that is crushed on one side and open on the other.

Cold, and the seal that tears itself off the slab

During the February 2021 outbreak the airport sat at or below freezing for one hundred thirty-nine consecutive hours and reached two degrees below zero on February 16. A gasket frozen to concrete tears when the opener pulls, which is how a retainer ends up bent. A pliable seal in a straight retainer is the whole defense.
